Looking back at our land transaction, we feel very lucky to have had the timing we did. Buying land and having the land due diligence period during the winter was amazing, and something I would definitely recommend for the following reasons:
Easily see through the trees to identify your views, distance to neighbors, etc. This visibility obviously gives insight relative to what you're working with, but also helps you plan out your projects/establish a thorough game plan for when it's in your ownership
Ability to walk on iced-over wetlands and/or bodies of water (big deal for marshy areas!)
Ability to see the low areas (similar to rainy seasons, you can see what areas have ice on them are low/wet)
Cover more ground walking the property with less effort / Easier ability to walk the boundaries without brush. Can easier locate boundary stakes through the trees
As things wake up for the seasons, you'll fall in love with your parcel all over again. If you fell in love with it during its dead-forest-looking gloomy days, then the other seasons make it even better. For us, we had tears of joy when the landscape was waking up - it was a dream come true!
*TIP: Therefore, consider getting serious on a property offer in late fall/early Winter to allow you more visibility, easier coverage, and more. :)
